In either issues such as purchase and acceptance you should know about the contract tights of buyer & seller. You can discuss verbally and can come into a compromising stage yet without contract your verbal communication has no value. Only in written form from buyer to purchase or on the part of the seller to sell can make value and create an enforceable obligation.

Whatever may be the material terms like offer to purchase a home, easy installment, etc unless & until both the buyer and seller has not countersigned on the agreement paper the process selling or buying has no value in verbal discussion.

If there is an attractive offer from a buyer side yet not a full price offer then the seller should deny the offer. Before going forth to sell he/she should be well aware of all terms and conditions. Seller should not give any chance of rethinking to a buyer if the terms are not up to the expectation of seller. It can encourage negotiating by offering second time to think to a buyer yet it is not required.

When an offer made by a seller and signed by both seller and buyer get done, it becomes a binding contract according to its terms, subject to any & all contingencies contained therein.

Whether you may be a seller or buyer until you are not fully understood should sign the paper. It is better to consult an attorney before signing.

In the event another Buyer wants to submit an offer to purchase, even though a written offer has been accepted, the listing agent is obligated to inform the Seller of such offer.
