Seller’s Obligations

A seller may offer you for further
negotiation. If you accept his/her invitation and show interest

consult an attorney to arrange a title search and tell him to provide
an extended abstract for the buyer’s attorney. You may have
to spend an approximately $250 to bring the history of title up
to date. Once you lost this title a new one will be cost you an
approximately $1000.
If you have appointed an attorney either for a new house or any
other property, make sure that he has made the survey of that property.
An approximately $225 is required for an updated survey. The cost
of a new survey is determined by a number of variables.
In the time of inspection or survey your attorney or yourself should
check the water and ensure about its standard of purity. The health
department will conduct this test and the fees will be around $150
- $300. If the process of sale is pending then you should leave
all utilities on as well as keep on removing the snow and maintain
lawn clean.
A seller should well aware of the cleanliness of his home. When
the date for closing will be decided you should leave your home
broom clean and all the personal items should removed. Transfer
the utilities to the buyer’s name once after the final arrangement
has made before your attorney, your buyer and before yourself.
You can continue receiving Gas,
electric & water supply until the time & day of the actual
closing is declared. At the time of closing you have make payment
of transfer tax as well as other additional tax. If you are a 62-year
or more and selling property then you will be exempted from the
transfer tax, however this applicable in case of selling of primary
residence. There may other additional expense you have make such
as mortgage discharge, search & survey update fees, real estate
commission fees, loan fees, attorney fees, etc.
